Current – Sale of 7.85 acre prime commercial site:
Almon Commercial has successfully marketed and put under contract approximately 7.85 acres of prime commercial land with an asking price of $4,500,000 ($13/SF) at the intersection of 24th Ave and W Nob Hill Blvd.  Almon Commercial, by Butch Gaberman, represents Fred Meyer in the potential sale to Rite Aid. 

06/07 – Sale of 12-unit apartment complex:
Almon Commercial successfully marketed and sold a 12-unit apartment complex at 807 W Chestnut at an approximate capitalization rate of 7.8 and sales price of $613,507.  Almon Commercial represented the seller.

04/07 – Sale of 24-unit apartment complex:
Almon Commercial successfully marketed and sold a 24-unit apartment complex at 210 Bolin Dr for $840,000.  Almon Commercial represented the seller, having previously brokered the sale. 

03/07 – Sale of 10,880SF net leased medical/office bldg – 7.7 cap:
Almon Commercial successfully marketed and sold a 10,880SF two tenant medical/office building leased to Davita (8+ years remaining), a national dialysis company, and Tiburon (2+ years remaining), a regional software company, at an approximate capitalization rate of 7.7 and sales price of $2,206,140.  Almon Commercial represented the seller.

03/07 – Sale of 4.55 acres of prime retail land:
Almon Commercial successfully marketed and sold 4.55 acres of prime retail land at 2308 S 1st St for $1,255,753.  Almon Commercial represented both sides.

12/06 – Sale of 27,000SF Bank of America building, downtown Yakima:
Almon Commercial successfully brokered the sale of an approximately 27,000SF building ½ leased on a net basis to Bank of America for $1,349,600.  Almon Commercial represented both sides.

12/06 – Sale of 8.52 acres of commercial land:
Almon Commercial successfully marketed and sold 8.52 acres of commercial zoned land at approximately 42nd St and Terrace Heights Dr for $1,058,000 to a speculative purchaser.  Almon Commercial represented both sides.

10/06 – Sale of 30,000SF former assisted care facility:
Almon Commercial successfully marketed and sold a 30,000SF former assisted care facility in downtown Yakima to YWCA for $1,000,000.  Almon Commercial represented both sides. 

8/06 – Sale of approx 250,000SF industrial complex:
Almon Commercial successfully marketed and sold an approximately 251,094SF industrial complex on 27 acres of land with a short-term lease to Western Recreational Vehicles to Benaroya at a price of $6,700,000. 

8/06 – Sale of approx 26,640SF net leased industrial facility:
Almon Commercial successfully brokered the sale of an approximately 26,640SF metal warehouse with net lease to Wrap Pack, a regional tenant, of less than 2-years remaining at an approximate 9.3 capitalization rate for a price of $1,200,000.  Almon Commercial, by Matt Kloster and Dusty Edler, represented the seller.

7/06 – Sale of net leased office building:
Almon Commercial successfully brokered the sale of an approximately 10,780SF office building leased to a local software company with less than 3-years remaining on a net lease for a price of $896,000.  Almon Commercial represented the seller and also brokered the lease.  

6/06 – Sale of approx 109 acres of land for golf course and residential development:
Almon Commercial has successfully marketed and sold approximately 109 acres of commercially zoned land in Zillah for $1,750,000 for transformation to 9-hole golf course and residential development by the name of Zillah Lakes (www.zillahlakes.com).  Almon Commercial, by John Hodkinson, represented both sides.

6/06 – Sale of 35 acres of commercial land to medical school:
Almon Commercial successfully brokered the sale of approximately 35.56 acres of commercially zoned land at approximately 33rd St and Terrace Heights Dr at a price of $5.65M for use as a newly created private medical school, Pacific Northwest University of Health Sciences.  Almon Commercial represented both sides of the transaction and has subsequently leased approximately 7,500SF of office space at Iron Horse Lodge, 111 S 33rd St, to the school.   

6/06 – Lease of 18,500SF office building to First American Title:
Almon Commercial successfully marketed and leased approximately 18,500SF of office space to First American Title for a total dollar amount of $737,053.  Almon Commercial represented both sides.
