Almon Commercial has successfully marketed and sold that portion of the Yesterday’s Village project at 15 W Yakima Ave that included approximately 85,000SF of improved office buildings (with some retail areas) to Yakima Valley Memorial Hospital for $1,700,000.  Almon Commercial represented both sides.

12/15 - Sale of 3 acres of commercial land:

6/14 – Lease of 52,040SF of office space (Dep of Agriculture):

Almon Commercial has successfully renegotiated and extended the lease (mid-term) of 52,040SF of office & lab space at 15 W Yakima to the Department of Agriculture (State of WA) via a new 10-year firm term (from 3-years then remaining) for $7,021.854.  Almon Commercial represented both sides.

3/14 – Lease of 19,000SF of retail space (Planet Fitness):

Almon Commercial has successfully leased 19,000SF of retail space at 120 N Fair Ave to Planet Fitness via a 10-year term for $1,881,000. Almon Commercial represented the tenant.

9/13 – Renegotiated & extended lease of 6,230SF medical building:

Almon Commercial has successfully renegotiated and extended the lease (mid-term) of a 6,230SF medical building, taking the effective rate of the then scheduled base rent and achieving a cap on operating expenses that resulted in an approximately 25% savings, while also capturing a significant unscheduled remodeling allowance in return for providing a longer lease term than was then scheduled, for a total dollar volume of $1,395,725.  Almon Commercial represented the tenant.

7/13 – Ground lease for development of a new McDonalds:

Almon Commercial has successfully brokered a 20-year ground lease to McDonalds of approximately .80 acres of commercial at the NW corner of the most dominant hard corner in downtown Yakima for $720,000.  Almon Commercial represented both sides.

7/13 - Sale of 23 acres of industrial land (Cub Crafters):

Almon Commercial has successfully marketed and sold 23 acres of industrial land adjacent to the airport at approximately 23rd Ave and Ahtanum Dr for $900,000.  Almon Commercial represented the seller.

Almon Commercial brokered the sale of an approximately 27,000SF office building partially leased to Bank of America for $1,735,000 (less a lease back credit).  Originally acquired in 12/06 by a mixture of Almon Commercial's brokers and their clients, the partnership obtained an internal rate of return in excess of 33% over the holding period.  Almon Commercial represented the seller.

2/11 - Sale of 10.92 acres of industrial land:

Almon Commercial has successfully marketed and sold 10.92 acres of light industrial land with a cold storage facility for $665,000.  Almon Commercial, by John Hodkinson, represented the seller.

Almon Commercial successfully brokered the sale of approximately 35.56 acres of commercially zoned land at approximately 33rd St and Terrace Heights Dr at a price of $5.65M for use as a newly created private medical school, Pacific Northwest University of Health Sciences.
