Listing - Listing services often include formal written valuation of property, listing proposal, and gathering and dissemination of information in addition to coordination of steps necessary to close the transaction. Almon Commercial Real Estate has excellent working relationships with local title companies, attorneys, accountants, governmental municipalities, environmental companies, real estate brokerages, surveyors and other professional service providers needed to successfully close a transaction.
Site Selection – Tenant/Buyer representation may include providing a comprehensive list of available sites (listed/not listed), detailed demographics via custom radii or drive times, maps with location, list of and estimated volume of competitors, and traffic counts.
Valuations – Formal broker’s opinion of value using comparable sales/leases or market analysis. Detailed records of comparable sales and leases maintained via office database, for which our agents often have a working knowledge of the transaction.
Commercial Property Management - Accounting and record keeping, preventive and deferred maintenance facilitating, site inspection, tenant and owner relations, tenant retention, commercial leasing, valuation and vendor management.
Typical Marketing Efforts
- Gathering of information relative to the property/project, which might include obtaining property profiles, plat maps, aerials, traffic counts, creating detailed custom demographics, and floor/site plans.
- Installation of signage as dictated. Custom signage available.
- Preparation of electronic and hard copy brochure catered toward the specific property.
- Preparation of electronic and hard copy comprehensive demographic package.
- Dissemination to members of Yakima Multiple Listing Service and Commercial Broker’s Association.
- Insertion to the following commercial listing websites: Loopnet.com, CCIMnet.com, Almoncommercial.com and any real estate site with link to Yakima MLS listing service.
- Direct contact with potential purchasers, tenants, brokers or principals, including cold-calling, emails and follow ups.
- Direct mailing of likely purchasers or tenants. Almon Commercial maintains detailed mailing lists of grouped professionals/retailers/brokers, and is able to quickly create customized mailing lists based on SIC code search of desired businesses within a given criteria such as radius or drive time from the subject property.
- Direct contact with in-house real estate representatives of national/regional/local retailers whose expansion plans might fit into the subject property.
- Direct contact with clients or brokers of clients we believe might have an interest.
- Advertising via Yakima Herald Republic or other media as deemed appropriate.
- Mass email to potential prospects, agents and CCIM affiliates as deemed appropriate.
- Assist potential purchasers and sellers with cash flow projections, internal rates of return, cash on cash return, hold vs. sell analysis and projecting future sales value given varying taxation conditions, capitalization rates, and future performance assumptions.
